Why Teak Seam Failure Happens
Caulk seams are the first line of defense against water reaching the substrate beneath your teak. South Florida sun, salt, and flexing at sea break down sealant over time — seams crack, shrink, or pull away from the plank edges.
Left unaddressed, water migrates under the planks, leading to rot, fastener corrosion, and costly deck replacement. Timely recaulking protects your investment and extends deck life significantly.
Our Re-Seaming Process
We reef — carefully remove — the failed caulk without damaging the plank edges, clean and prep the seam groove, mask the area, and apply fresh marine-grade sealant engineered for the marine environment.

What Causes Teak Seams to Fail in South Florida
Intense UV breaks down caulking polymers, while humidity and temperature swings make teak and sealant expand and contract at different rates. Saltwater, fuel, and cleaning chemicals accelerate the degradation, and a deck that flexes underway stresses every seam.
Mechanical factors matter too — hardware installed without proper bedding, or seams prepped poorly during a previous recaulking, will fail sooner than properly prepared ones.
Spot Repair or Full Re-Seam?

What caulking do you use?
We use TDS SIS 440 marine deck sealant — a tried-and-true product available in black, white, and grey. We only sell and use sealant we trust on our own work.
Can you recaulk just the failed seams, or the whole deck?
Both. We assess the deck and recommend either spot recaulking of failed seams or a full re-seam, depending on the overall condition.
How long does recaulking last?
Properly applied marine sealant in a well-prepped seam typically lasts 5–8 years depending on sun exposure, use, and deck condition.
Should I sand before or after recaulking?
Sanding is often done before recaulking so seams can be reefed cleanly. We coordinate both services when needed.
Why do teak seams fail faster in South Florida?
